Start with the room list
Lobby, corridor, elevator hall, stair, and property office are different finishes. A single sentence that says public area cannot be measured. List the rooms and attach one plan.
Wet rooms and ceilings
The draft on the decoration page says finishes, ceilings, and wet areas follow the fit-out drawings. Send those drawings before asking for a lump sum. A mood image is not a specification.
A sample room before the floors repeat
Finish one elevator hall or one corridor bay before the same finish repeats up the building. The sample has to include the real floor, wall, ceiling, and door, not a board of swatches. Changes after the second floor are a variation.
